Crested Butte routinely sees some of the deepest snow totals in Colorado, and the slopes above Mt. Crested Butte pile up even more. Unlike a passing storm that melts off in a day, this snow arrives in October and stacks against the lower logs of a home for months at a time. Wherever the snowpack leans on a wall, it keeps that wood damp through the entire winter, and every thaw drives meltwater straight into any check or joint that is not perfectly sealed.

That makes the bottom courses of logs and the chink lines near grade the most vulnerable part of any Crested Butte home. Our work here focuses hard on keeping those low walls sealed and shedding water — re-chinking the joints that sit in the snowpack, sealing the upward-facing checks that collect melt, and watching for the early rot that deep, long-lasting snow loves to start.

A large share of Crested Butte and Mt. Crested Butte log homes are vacation and ski-season properties that sit empty for weeks or months at a stretch. That is exactly when small problems turn into big ones — a failed chink line lets snowmelt in during a January thaw, and no one is there to notice until the damage is done. Absentee ownership is the single biggest risk factor we see on high-country homes.

At nearly 9,000 feet, Crested Butte gives us only a short window each year when stain and chinking can cure properly — generally the warmer, drier stretch of summer and early fall, above the temperatures these products need. Snow can linger into late spring and return early, so the calendar here is genuinely tight compared to lower mountain towns, and the best dates fill up fast.

Because of that, we plan Crested Butte projects well ahead and use cold-rated, flexible products built to survive the sub-zero swings between visits. We sequence the work to take advantage of the dependable summer days, prioritize the snow- and sun-exposed walls that fail first, and make sure every home is fully buttoned up before the first heavy snows return to the valley.
