When the owners of this large Breckenridge log home called us, their once-rich exterior had darkened and weathered under years of intense high-altitude sun and snow. The old film finish was failing unevenly, hiding the natural beauty of the logs. Our crew delivered a complete log home restoration — stripping the home back to bare wood, re-staining it in a warm, protective finish, and refinishing the decks.
Media Blasting Back to Bare Wood
Every successful restoration starts with proper surface prep. We used media blasting to gently strip the old, failing finish from every log wall, followed by hand sanding to smooth the surface and open the wood grain. Blasting removes weathered fibers, mildew, and old stain far more thoroughly than pressure washing alone, leaving clean, bright logs ready to accept a new finish — you can see the honey-colored bare wood in the progress photos below.
Staining with Permachink Lifeline Ultra-2 in Bronze
For the new finish we chose Permachink Lifeline Ultra-2 in Bronze (#874) — a two-coat, water-borne log home stain that forms a breathable, elastic film for outstanding UV and moisture protection. Two color coats were followed by a clear coat of Lifeline Advance, the topcoat that seals the color and makes future maintenance far easier. Wondering how Permachink stacks up against other brands? Chinking and Deck Refinishing
We inspected and refreshed the chinking between the logs to keep the home sealed against wind-driven rain and Summit County's freeze-thaw cycles. The decks and railings were refinished separately with Sherwin-Williams DeckScapes, a durable deck stain built for horizontal, foot-traffic surfaces that see heavy sun and snow load. - Condition Before
- Years of intense high-altitude UV and heavy snow had left the logs gray and blotchy with a failing prior finish, and the chinking had cracked and separated, letting water and drafts into the joints.
- Work Performed
- The home was media blasted to remove the old coating and expose clean, bright wood, then defelted and prepped. Walls were finished with Perma-Chink Lifeline Ultra-2 in Bronze, the joints were re-chinked with flexible chinking over backer rod, and the decks and railings were stripped and refinished.
- Challenges
- At nearly 9,600 feet, Breckenridge exposes logs to extreme UV, wind-driven snow, and sharp freeze-thaw swings, so the finish and chinking had to be selected and applied to flex with the logs and shed moisture year-round.
- Maintenance Plan
- Inspect the sun- and weather-facing south and west walls each year, keep chinking and sealant joints intact, and plan a maintenance top-coat every few years to keep the Ultra-2 finish protecting the logs.
