Silt keeps a slower, agricultural pace than its busier neighbors, but its log homes face the same demanding climate as the rest of the lower Colorado River valley. At 5,460 feet the summers are hot and dry, and that dry air steadily pulls moisture out of log walls until they check, cracking along the grain. The checks that open facing upward collect rain and snowmelt and channel it straight into the log, which is exactly where rot begins in a climate like this.

Many of Silt's log homes sit on rural lots and small acreages with open exposure and little shade, so the sun reaches every side of a structure. Long, bright summers put a heavy ultraviolet load on those exposed walls, fading and chalking finishes and, once the coating thins, degrading the wood fibers themselves. We use premium UV-blocking, heat-stable stains and help Silt owners keep a realistic schedule, because in this much sun a finish that falls a season behind can leave a whole exterior sun-worn at once.

The lower river valley trades deep mountain snow for big daily temperature swings: hot afternoons giving way to cool nights. That constant expansion and contraction keeps logs and sealants in motion, working chinking loose over time and widening the checks the dry air has already opened.
